Commercial radon mitigation is required when post-testing results show radon levels at or above 4.0 pCi/L, the EPA action level. Many lending programs including HUD, Fannie Mae, and Freddie Mac mandate mitigation for any building unit testing above this threshold. Schools, healthcare facilities, and childcare centers also commonly fall under state-specific mitigation requirements.
Commercial radon mitigation systems are designed and installed according to ANSI/AARST standards, including ANSI/AARST RMS-LB (Radon Mitigation Standards for Large Buildings). These nationally recognized standards specify system design, materials, post-mitigation verification testing, and documentation requirements that support regulatory compliance, lending policy requirements, and long-term liability management.
Large building mitigation typically uses active sub-slab depressurization, where a network of suction points beneath the foundation connects to fans that vent radon gas above the roofline. For complex buildings, mitigation may also include sub-membrane depressurization for crawl spaces, HVAC integration, sealing of soil gas entry points, and remote system monitoring.
Professionally designed commercial mitigation systems are installed with minimal disruption to building operations or tenants. Most installations are scheduled in phases to limit impact on occupied units, common areas, and daily activities. System fans and piping are routed strategically, and CAD-designed installations support cleaner integration with existing building infrastructure.
